Sooner or later most car drivers have this experience. You're driving on the freeway, listening to some good music, the sun is shining, and you decide to switch lanes. You check the rear view mirror, note everything looks clear, turn on your right blinker, and begin to ease into the lane on your right. Suddenly this smooth process is interrupted by the sound of someone laying on their horn. You check the rear view mirror, see the car you're about to collide with, wonder where it came from, and promptly move back into your original lane. If you're lucky, you'll also see the other driver gesture their appreciation of your driving skills. After regaining your composure after the close call, you realize the car you didn't see must have been in your blind spot.

U.S stocks gain on strong April jobs report
A much stronger-than-expected U.S. April jobs report sent stocks gaining on Friday, with the Dow Jones Industrial Average topping the 15,000 mark briefly while the S&P
500 index closed above 1,600.
At the close of U.S. trading, the Dow Jones Industrial Average finished up 0.96%, the S&P 500 index rose 1.05%, while the Nasdaq Composite index rose 1.14%.

What do I mean by this? We had a bit of a rally at the end of the week. Some stocks made new highs. Are we not just ready to go higher after a bit of panic-selling spurred by massive liquidation in gold (margin-call on some heavy-hitter, or a central bank?), and horrible earnings coming in from many sources?
Perhaps. It is very hard to short a market when interest rates are at 0% and central banks are feeding the markets with free money and corporations are buying back their own shares financed by free money.
Am I still short this market?
I am cautiously short this market. I have tried to take on Ben Bernanke before; this ended in short-lived tears. Have I not learned anything?

I had this question from a student not too long ago -
“I want to buy a condo and turn it into a rental property in three years. What should I look out for?”
Condominiums can be good rental opportunities depending on your strategy and if the property is purchased correctly. One of the things that can make a condominium or townhouse less desirable, however, is the HOA (Homeowner Associations) and the rules that are created for them. These rules are CC&R’s (covenants, conditions and restrictions). Let’s take a closer look at how this can affect your investment.
A homeowner association (HOA) is usually a not-for-profit organization established by a community board which governs by a set of rules established by that HOA. It determines the rules and the money that is spent on the shared property.
